Below Market Value Property (BMV)

Buying at below market value is of prime importance for a profitable property investment strategy.

As experienced investors know, the key to a good property investment is to buy at the lowest possible price, essentially below the prevailing market value. This allows a good safety margin and a maximum profit at the time of eventual sale.


BMV prices can often be achieved successfully in an emerging property market where prices are still extremely low, before market forces lead to significant capital appreciation. The property is sold  whilst demand is increasing, taking advantage of normal supply and demand economics where prices increase as more people wish to buy.

 

Off-plan listings are ideal to purchase at below market value because raising finance to fund the construction is an integral part of any developer's strategy. In fact BMV is a win-win situation for both developers and investors: For developers, time is money; the quicker they obtain buyers’ deposits, the more advanced the project will become and the quicker the units will be built and sold. For investors, timely buying at pre-release stage means below market value prices and optimum potential for high returns on investment.

 

In a downturn market however when supply outstrips demand opportunities to buy below market abound:  bank financing gets more expensive and developers offer deep discounts in order to raise capital. They usually select 5-10 units in different price segments and cut drastically the price creating “teaser” offers. Once their cash needs satisfied the prices go back to normal market levels.
