Property investment on the beachfront at Kavarna

Kavarna is a small and vibrant city of 16000 residents that will fascinate you with its ancient history dating from the Thracian times and many extraordinary places, remains of Roman villas, medieval buildings and churches, and two natural reserves. Nearby protected zones include Bolata and the virgin cliffs of Yalata – kingdom of peonies. The Kaliakra Natural Reserve is unique for its sea life and rare plants.

Famous fish restaurants are attracting foodies from Varna, Dobrich and Romania.

A city in full expansion, Kavarna is a magnet for a growing expat community many living there year round.  The marina renovation project represents a €2.5m investment by the municipality out of a €7.5m budget to be put to work over the next 3 years. As soon as the Gary Player's Thracian Cliffs Beachfront Golf and Ian Woosnam designed Black Sea Rama golf courses are completed the property prices in Kavarna are expected to double.

The growth of tourism and stabilisation of Bulgaria’s economy have made it anttractive destination for property investors. Vacation communities have shown substantial growth in property prices of between 18% and 21% as burgeoning demand from domestic and foreign investors outstrips supply.

Over 4.5m foreign tourists have visited Bulgaria for the period Jan-Sept. 2007 (excluding transit travelers), +7.4% more than the same period of 2006. Over 30% more were the visitors from EU countires. The top five nationalities are Romanians, Germans, Greeks, British, Russians.

Properties in some Black Sea coastal resorts like Sunny Beach and Golden Sands have risen in value by more than 35%. While prices may not hit the dizzy heights of southern Spain due to the shorter length of the tourist season, there is still room for significant growth.

The Bulgarian coastal line is 380km long, only a small part of which is sandy beaches. All the beachfront land has now been bought by developers and speculators, and the land is now traded at huge premiums.

Despite this, the price of property for sale on the Bulgarian coast is around a third of that in Spain, while the cost of living is also significantly lower. This represents a great investment opportunity for those interested in property.

Prices in Bulgaria are already rising fast driven by the following key factors:
• stable economy with currency pegged to the Euro
• significantly cheaper prices than Spain and other Western resort destinations
• low cost of living

• booming tourist industry
• arrival of the low-cost airlines

With prices of real estate cheap compared to the traditional Western European destinations, there is clearly good potential for further growth in these resorts as the infrastructure improves. It is important for investors to get in quickly in order to make the most of these trends. The inclusion of Bulgaria in the Euro zone in 2010-11 will drive property prices further up as this was the case in all Western European economies.

Beachfront resorts

Taken as a whole, summer resorts enjoyed a rise in sales, compared to 2006 when the market experienced stagnation, according to Bulgarian Properties CEO Mihail Chobanov.
